    "I commute to shingle springs which is a quick 15 minutes. I dint have to get in a freeway but that is an option if needed. Neighborhood is clean, mostly quiet excel for occasional party. Most people pick up after their dogs there are the few exceptions. Kids are safe in the neighborhood & great schools. "

    "People are always out in the evenings walking their dogs…most are kind enough to clean up after them as well."

    "The commute to town town is pretty easy. There are some areas that bottle neck up but then opens up. People drive in the fast lane as if it is the slow lane. Big box cars and trailer drive in the fast lane. Basically no know how to drive on the freeway. People use the passing Fast lane as their slow lane. "

    "Busy!! The freeway has a lot of traffic coming from up the hill, El Dorado Hills, Cameron Park and Placerville. There will be about 30,000 new homes built in Folsom. There is no way the freeway can handle that much traffic. It will be insane. "

    "Quick and easy to get to the highway. If your going to downtown it’s 20 minute commute there is the train 5 minutes away if you don’t want to drive. "

    "Dog park near by and it’s a very dog friendly neighborhood. Everyone stops to pet your dog when your walking. There are several trails to walk your dog. "

    "I live and work in Folsom. I own an insurance agency here in town and I see very little claims come through my office. Parking is good except in old Folsom however if you like public transportation good luck with that one. "

The rolling hills, the majestic old oaks, the beautiful flowers, the well maintained homes and the lake just a 5 min. walk away has made this the perfect neighorhood for us. Add in top notch schools, a first class brand new performing arts center, 30 miles of bike paths, lovely parks, friendly people and proximity to Lake Tahoe and we hope to be here for a very long time. With rolling hills, heritage oaks and a wonderful blend of custom & Winncrest homes, we knew that we had found the perfect place to settle down. Whether you enjoy easy access to Folsom Lake, or if you like to spend time riding bicycles on the miles & miles of surrounding trails, Briggs Ranch is the place to be. The outstanding Folsom Hills Elementary School is just an added bonus. And don't forget, there is NO Mello-Roos or HOA to bog down your budget. "
